Cleaning invoices by type of job
Recurring house cleaning
Invoice monthly rather than after every visit: one line per visit with its date, then any add-ons. Clients see exactly what they paid for, and you send 12 invoices a year instead of 26 or 52. In the online editor you can duplicate last month's invoice and change the dates.
Deep cleaning and move-out cleaning
Bill these as one flat price per job, with the rooms or areas in the description, for example "Move-out clean — 2 bed, 2 bath, incl. inside cabinets". If the job ran over because of the condition of the home, add an "Extra hours" line rather than changing the agreed price.
Commercial and office cleaning
Use the monthly contract price as one line, for example "Office cleaning — 3 visits per week, November 2026", and put one-off extras (carpet shampoo, post-event cleanup) on separate lines. Business clients often need a PO number and Net 15 or Net 30 terms; put both on the invoice.
Airbnb and vacation rental turnovers
List each turnover with the date and property, plus laundry or restocking if you charge for it. Hosts with several properties appreciate one invoice per property per month.
Cleaning extras worth charging for
- Inside appliances — oven, fridge, microwave
- Interior windows, blinds and baseboards
- Laundry and changing bed linen
- Extra hours on a heavy clean, at an agreed hourly rate
- Late cancellation or lockout fee — if your terms include one, put it in writing before you charge it
Do you charge sales tax on cleaning?
It depends on your state. Some states tax cleaning services, sometimes only commercial or janitorial cleaning, and many don't tax them at all. Check your state's rules; if tax applies, show it on its own line below the subtotal.
